Monday Irritations

In a bit of troph at the moment, work very slow but only beacause I am not trying my best, I can pretend a don't care but I do really.

My internet connection is not working properly and I find it incredibly frustrating as no one seems to be able to (a) tell me what the problem is or (b) fix it. There are so many people who do their jobs in a half arsed way. It really p*sses me off. So, these types of things show how intolerant and impatient I am sometimes. I also however do think that a lot of people just don't care about doing their job right.

Bizarrely, in parallel, I feel like a failure today. I very much fall prey to the 'compare and dispair' thing still, I think it is extremely difficult not to do. Most of my peers have bought flats and I haven't so this of course means that I am worthless and crap.

I am withdrawn at the moment. I don't know whether it is a feature of recovery but I feel aimless and directionless.

Keep on. Those were the words I heard in early days. Keep on. When no one has the answer or can't stop you feeling pain, it's just keep on, it gets better.

see the house buying process, they have some very transparent "plain english" guides.

Also look at what your budget is, ie what your paying in rent, how much you can afford.

Especially start looking in estate agents windows, rightmove.com, and upmystreet.com is a good place to look aswell. Charcol have some links off too

"Ask Katie" on the Charcol website, any question you have, she will answer it, she has lots of years experience surrounding her, plug in, make use of these "free" resources, oh yeh I happen to know she is a very cool lady :)

Find out how much you can borrow, based on income and current commitments and then you will know how much you will need as a deposit to buy in the area you want to live in.

Charcol is a good STARTING point, they give generic advice freely. email/call them

Also talk to people who have bouoght their own houses/flats and find out what they did.

For me I had to compromise, I found out how stingy I was in regards to how much I was prepared to pay. To buy a place, I had to pay bills and maintain the property myself and mortgage and council tax and service charge and ground rent and insurance and budget for house maintenence, AND live aswell!?

Ask at the agents how much the service charge and ground rent is and the council tax before committing, somewhere like Wandworth is cheaper than Southwark for instance yet they are very close together.

Look at whats important to you, being near work or having a garden ? Do you want to be in zone 1-2 with very little travel costs and have a higher mortgage ? or pay more on your travelling and get more for your money by being in zone 3-6 ?

I am in Zone 3 and it takes me 45 mins to get to work, I have all the shops right near me, 10 bus routes, 2 train stations and can be in Victoria, London Bridge or Blackfriars in 25-40 minutes, tube is 20mins away.

Downside is I live on a main road and its noisy, Good side is I am not off the main road and I am relatively safe. Good side is that I have a CCTV in the entrance, bins emptied and do not walk directly from the outisde into my home, bad side is the service charge is very high. Good side is that the wall are thick and low mainetence, bad side is, the windows need replacing and will all be done "on mass next year" which I will contribute "as an owner to" Good side is, I get to not "employ" the window people and pit the expense alone, bad side If i dont do it it will down value my property. Good side, if I do it it will increase the value of my property and the sound proofing will improve :)

Its about compromise. renting, there are lots of fors and against, some say its dead money, well, so is a mortgage kind of, cos you never really get your money back til you sell it, and then you dont cos the money goes towards buying another ? usually.

Some people own for snob value. Some people rent so'as not to be tied down. I've no idea which is best, I just have owned for quite along time now, and its ok really, the main thing is BUDGET really honestly, and think what you can afford a month, and then knock a chunk off to be on the safe side.

NEVER MORTGAGE TO THE HILT, NEVER OVER STRETCH AND DO NOT BUY JUST COS YOUR PEERS HAVE.

Owning or not owning is not better nor worse than the other.

mortgage of rent, neither will give you peace of mind more than the other. Neither offers more security than the other.

You could start by working out what you think you could afford by living on your own, and RENT somewhere for exactly that a amount in an area you think you would like to live in FOR 6 MOTHS. see how you get on.

you will soon find out how realistic your figures were, whether you comfortably can keep up that commitment and whether you like the area.

It could save you alot of money and a complete headf'ck.
